I have no problem telling people how to make money. I do have a problem "Telling People What to Do!!!". Selling a home at top dollar with little investment is TRICKY. And it comes with a ton of experience. Home Sellers don't want to hear what they need to do, but they do want to hear how to make money. And they consider a realtor an expert. Its all in how you approach a seller. Instead of saying the drapes have to go, and the windows need cleaning, and the master closet needs to be organized. While that may be true, it sounds critical and unappealing. Try this approach, speak in "MONEY": Take down all drapes and clean the windows. This lets in a ton of light and clean windows makes a house feel the cleanest: statistically this increases the perceived value by at least $1000. Empty the master closet: Thats another way to make $500. New white comforters and white towels with bring in $1000 more!!! If they don't do it. So be it. Your still the expert realtor in the eyes of the seller!!! Then be super positive at the END of the tour: Not only will these 50+ tips sell your home for more money....but faster!!!
