REALTOR PARTNERSHIPS

How Realtors Partner with Home Stagers

Who pays for professional home staging?

I get this question not only from realtors, but home sellers as well. The answer is simple. The home seller. Why? research by universities, real estate associations, and other institutions on $50,000+ homes show that professionally staged homes (not DYI staging) receive the highest offers. Therefore it is of value to the seller who makes money, and an large expense to the realtor.
While sellers look at a "large commission" that should cover home staging, they don't understand all the expenses that go into being a great agent. It is not feasible for a realtor to pay for staging. Thats why staging is not "a thing" for every listing.
And the BIGGEST problem, sellers think home staging is an expense and a last resort. HUGE MISTAKE! HUGE! Research shows that by professionally staging a seller can double their money invest 98.7% of the time. We have seen most of our sellers make between $10,000 to $25,000 more in the offer than expected.
I know home staging sites tout such huge and unbelievable statistics. But statistics are not a belief system or a theory. The numbers don't lie.
Is your ready to make a profit and sell for more money? Just have your seller reach out for a quick chat! I would love to chat!

Can you INCREASE the price after staging?

Yes and No. If a seller overpriced to start with then no! A seller can generally keep the current list price and stage instead of a price reduction. If the property is underpriced or at fair market value, then a little increase in price very feasible! Remember consumers everywhere pay more for WOW in anything products they purchase. We have experienced and great success in taking homes in price reduction mode to SOLD FAST! We make some small changes to the home, professionally stage, return to the market with new photos, and Viola!!! SOLD IN DAYS!!! Most of our sellers that are facing deep losses, actually make more profit than they anticipated. It is amazing what small investment can do to profit sellers! Give us a call! We would love to review your seller's listing or sit down with you and your sellers for an on-site consultation!!! This is where the realtor, stager, and seller can collaborate to reach the goal of sold fast for more profit.

How do I approach staging with my sellers?

Virtually everyone is familiar with home staging. Today's seller is aware their home could look like HGTV. Realtors in the past have had fears about approaching the subject:
1. Hurt the Sellers Feelings
2. Lose the Listing
3. Think the sellers stuff is okay
4. Too Expensive
5. My seller would never stage
6. I can reduce the price later
7. I am all out of Solutions!!!
Every home seller and investors in large metropolitan areas know that when they professionally stage, they make more money. Professional staging is totally re-merchandising with a high-end look, appeals to most buyers, and is psychologically engaging. For instance, model homes sell first. Hence, staged homes sell first. No longer are the days of "we can stage if we don't sell". The first thing a seller is looking for is a WOW. And its the last thing a seller wants to invest in. Research of over 50,000 homes in the last decade show that sellers at a minimum make $5,000-$10,000 by staging and sell in a fraction of days on the market! NAR has a ton of statistics on home staging. You can steer your clients with stats. Or like so many of my realtor clients, they just pay for a consultation and say "Home staging is a standard practice to get the best offer on your home". Julie will be calling you soon. I have no problem telling a seller how to make money. This works great too! If I haven't talked to you before, please give me call. I would love to chat!

Does every home need to be staged?

Yes & No. There are some amazing new construction homes and super updated homes that show well on-line. A home that shows well sells well! And research shows that a seller has 4 seconds to capture the attention of a buyer online. Severley outdated homes, or in major disrepair are not going to sell with staging. Pink carpet with pink formica in the kitchen needs to be priced for an investor. I don't always agree with staging every home. It depends on the financial situation, the current market trends, and the feedback if it is already on the market. The name of the game of selling a home is smart low-cost high impact changes that make a home appealing enough to get the best offer possible. A lot of statistics, experience, and current situations go into making investments. Including staging. Otherwise, I would say 90% of sellers could definitely make money on Professional Home Staging . Schedule a review for your clients, or have them schedule a review. It is well worth it to make more money and sell fast!

What is our 4 POINTS to SOLD

#1 Photo Gallery
#2 Overall Price
#3 Price Per Square Ft.
#4 Days on Market
The first 4 pictures photo in the photos gallery is how a buyer decides to take action and look rest of the gallery, overall price, price per sq ft, and other details of the home. If the buyer is turned off in the first 4 seconds of the gallery, they are not coming.
#2 Does the property look outstanding in the photos compared to the overall price. And in comparison to other homes they are looking at in their search for a home.
#3 Is the home fair market value? Price per square foot shows the buyers they are not over paying (overpriced) or going to house with problems (under priced).
#4 Days on Market are critical. When a home has accumulated a certain length of time on the market, buyers naturally think there is a problem they can't see. They don't want to waste their time and will choose to see fresher and newer listings.
What do we do? We merchandise the property to look better than the other listings . Sometimes the realtor will suggest a higher price, or reset days on the market or other great tools to get a home sold. We would love to chat with you if you have a new listing or one that is sitting. Call now!

What most realtors don't know...

Home Staging is a household term known by virtually everyone. Today, realtors can easily give out information for professional home staging. It is almost expected. One the most powerful tools to actually make money when selling is home staging. Research on 50,000+ homes shows that professional home staging brings at least $5,000 better offer on average priced priced homes. And sold fast! We have a list of 100 ways to invest in a home. Easy, low cost, and high impact projects that have huge returns. Staging is no longer about rearranging some exiting furniture just to get a home sold (DYI). Although that may help, it doesn't make a home seller money. Professional stagers study the market trends and returns on investing in just the right colors, light fixtures, finishes, and furnishings to bring top dollar for the clients. We are far more than fixing bad floor plans, fluffing some pillows, or putting a rug and sofa in a living room.
Virtual staging doesn't make a client money either. It is a way market a home online, but vacant homes still get the lowest offers and sit on the market twice as long. Every seller should beware!
The National Association of Realtors has awesome statistics for home staging that could help a seller see their profit potential.
If you want to know more about what we really do, just call! I would love to chat....

8. 5 Star Consultations: real estate stats, merchandising for profit, selling fast, and the marketing partnership with realtor. This consultation is not JUST about staging! Its all about a path to SOLD for the highest price!

Professional Home Staging vs. Using the Clients Current Furnishings

There is a major difference. Home staging uses furnishings with a high-end look and current trend look. 98% of homeowners do not have the furnishings to make a home look like HGTV. Also, we stage with items like green apples, brand new luxury white towels, gold and silver accents. And when all of our color choices, fabrics, styles come together throughout the home, this adds value and psychologically engages the buyer. We have our 12 point Special Engagements, Spa Like Artwork and Accents, and more touches to a property than rearranging a home just to get it sold. This is why professional home staging makes our sellers money!

What is a 10 Point/8 Week Marketing Plan?

In our consultation with a realtor & seller, we will collaborate on ways to keep a listing fresh with additional realtor events, refreshing the staging, secondary photo shoots, and much more! How exciting!!! Anything to avoid a price reduction. We have an 8 week plan that we just outlined for 2020. This plan has a 10 point action plan for the stager and realtor. Over the last 7 years, I have learned a lot of tricks of the trade that really do work! A special thank you to the hundreds of realtors who have taught me to be even better!

Property Review
Begin with a phone call or email to our staging experts to discuss the properties selling status and goals. We take on clients who are staging their home pre-list as well as clients who are needing a new launch to attract buyers. We discuss feedback and deal killers to see if the home could truly benefit from staging.
Determine Focus Areas
Each service is customized based on the features and goals of your property. We analyze each room and determine a plan to get the maximum outcome for the least investment. We also discuss our 10 Point/8 Week Marketing Plan.
Introduce Plan
Now that we have looked at the property and have determined the best strategy, we will introduce the entire new plan to the homeowner for collaboration.
Prepping the Home
The home may require more than just staging. We also offer painting and other remodeling services to ensure top-dollar for the home. Our timeline is fast. Generally, all work that needs to be done can be accomplished in less than 2 weeks!!! If staging is the only project, we need 4-5 business day lead time.
Feedback Period
After the launch, we continue to be your right hand in making your sale. We keep in contact with you every few days or as needed to gather feedback about the success and incoming offers of the sale.
